CourthouseUSA, a leading provider of web-based and mobile applications for the assessment and real estate communities announces ValueArmor Gold for the state of Florida is now available through the Hexagon Geospatial Marketplace.

ValueArmor, a web-based mapping application, provides quick and affordable access to statewide commercial property data and sales via an easy to use map interface. ValueArmor Gold includes the same features as ValueArmor Standard (access to statewide commercial data, filtering to find comps, sales ratios charts, and exporting) with the addition of AVM values for 98,000 properties.

The Model and the Modeler

Patrick M. O’Connor, ASA is an international leader in the field of Computer-Assisted Appraisal.  Mr. O’Connor is President of O’Connor Consulting Incorporated, which provides consultant services in ratio studies, market analysis and computer-assisted mass appraisal (CAMA) valuations for assessment authorities and AVMs for private sector clients.

Mr. O’Connor has provided consulting services, performed real estate analysis and/or developed computer-assisted valuations using econometric models in Canada, England, Mauritius, Northern Ireland, Russia Federation and the United States.  Mr. O’Connor conceptualized and developed Location Value Response Surface Analysis as a modern computerized method to analyze the impact of location on real estate value.

The commercial AVM makes use of the best of geographic information systems (GIS) and statistical modeling techniques to create a supportable comparable sales program. The model uses the International Association of Assessing Officers’ (IAAO) hybrid model specification to create valuation formulas that have dollar adjustments for quantities like square footage of the building. These values per square footage are multiplied by qualitative adjustments (percentages) such as grade or construction quality.
